1. What is the difference between climate controlled units and non-climate controlled units?
Several of our buildings have heat and air conditioning without specific humidity controls. These are our Sedalia climate controlled self-storage units. Their temperatures stay between about 55 degrees in the winter to about 79 degrees in the summer. This means your things are never exposed to extreme temperatures. You access the climate controlled units by entering a main entry door and going down a hallway to your unit. We have roller carts available to make it easy for you to move your things in and out. Being inside in the temperature controlled area and out of the weather is a great convenience our customers enjoy. Our non-climate controlled units are the drive-up units with the roll-up doors you can see while driving by any or our Sedalia storage locations. Many people like the standard non-climate controlled self-storage units we have in Sedalia because it is so easy to drive up to your unit’s door and do any loading or unloading you need.

2. Do you Charge a deposit?
No. We make it easy for you. Just pay your prorated monthly rent when you move in and then pay your rent on the first of every month. If you should move your things out, we ask that you please leave the unit in good shape and broom-swept clean.

3. Are there late fees?
Yes. Rent is due on the first of every month. A late fee is assessed on the 6th for any past due accounts. On the 11th of each month any past due tenants are denied access to the facility and the unit is overlocked. There are additional late fees and collection charges if someone does not pay by the 10th. The best way to handle this is to set up auto-pay so you never have a late fee. Being on auto-pay means you don’t need to worry that you may miss the first of the month deadline.

4. Where are your locations?
We have four conveniently located self-storage facilities in Sedalia. Please look at our locations page [link to locations page] to find the one nearest you.

5. Do I need a lock?
Yes! You need a good quality lock on your unit. The best locks are the disc type locks. We sell them at our office at 1500 Thompson Blvd. They are a good value at under $20. Please make sure you only put one lock on your unit latch. Do not place two locks on your door latch.

6. Can I park a car, RV, or a boat in the units?
That depends. We have several units that are perfect for parking cars, RVs, and boats. However you need to contact our office to make sure we get the right unit for what you are planning to park. Not all units are suitable for this use. We’ll do our best to find you the right unit that will work great for your parking needs. We also have outside open parking at one of our locations. If you don’t need to be parked inside, we can definitely help you out right away!

7. How do I pay my bill?
We make it easy to pay. The best way to set up payments is to put your unit on auto-pay with a credit or debit card. That will save you money each month and will make sure you never have to bother with a pesky late fee. You can pay online with the easy access you have to your account on our website. You can also come to our office at 1500 Thompson Blvd to pay in person with cash, check, or credit card during normal business hours 8am to 12pm and 1pm to 5pm, Monday through Friday. There is a $5.00 service fee per payment if you do not set up your account on auto-pay. The $5.00 fee applies to online payments, mailed payments, and in-person payments. 8. When can I access my unit?
You can use your unique gate code and to access your RAC-JAC Sedalia Storage Units 24/7/365. Just be aware that our customer service, maintenance, and management people work Monday to Friday, and not on the weekends.

9. Can I get electricity in my unit?
For the self-storage units, the answer is no. Our tenants who rent larger warehouse spaces can request electricity. Power is available at some of our warehouse buildings for an added cost. Contact our office if electricity is essential for your plans.

10. What do I do if I want to move out?
First of all, our average customer stays almost 2 years with us. That means you could be one of our customers who stays for years and years and years. Why wouldn’t you? It is so handy to have a storage unit. But if you do need to move out, please let us know as soon as you are out of the unit, the unit is broom-swept clean, and your lock is off of the door. Give us a call once the unit is completely cleaned out to inform us that you will no longer need the unit. Please remember if your things are in the unit or your lock is on the door on the 1st of the month then you will be charged for the full month. We cannot pro-rate when moving out.

11. What does it cost to move in?
Your first month’s rent will be prorated. You pay that before taking possession of the unit. Rent is paid every month on the 1st of the month.

12. How do I rent a self-storage unit in Sedalia?
It is so easy to rent a unit online. The process is easy and it only takes a few minutes. You can also call us to reserve a unit, or come to our office at 1500 Thompson Blvd in the RAC-JAC apartments leasing office and rent a unit in person. Whether you rent online or in person, you’ll need a government issued photo I.D. and the appropriate payment method.

13. Do I need insurance?
It is a great idea to insure your things while they are in storage. We do not require that you have an insurance policy, although we strongly encourage that. Renting a storage unit is like renting an apartment in that the landlord does not take responsibility for any of the belongings if they are damaged or stolen. Check with your current homeowner or renter policy agent. You may or not be covered for the time you are storing things away from your home.

14. Where is the main office located?
Our main office, leasing agents and customer service staff are located at 1500 Thompson Blvd in Sedalia at the corner of Brianna Blvd in the same building as the offices for Stone Creek Apartments. We are open 8:00 am to Noon and 1:00 to 5:00 pm Monday to Friday. We are closed Saturday and Sunday and major holidays.

15. How do I rent and move into my unit?
We have two easy ways to rent. One, complete everything online on our Storage in Sedalia website. Once you complete the rental process, you’ll receive a lease by email. Make sure to sign that through the e-sign screen. We’ll need you to approve the lease within 72 hours or the next business day if you rent on a weekend. Your gate code is on the lease. Use your gate code to get through the gate at the RAC-JAC self-storage location you chose. Make sure to start with the * and end with the #. If your code is 1234, you would input *1234# on the keypad at the gate. Then go to your unit number. You’ll find a small green plastic tab on the lock. Simply break that tab by wiggling it around and slide the latch open. You are now in the unit. Enjoy having the space you need!
